The Belton/Raymore market is a corridor that has seen explosive growth over the last decade. The subject site is 47 acres and located on the northwest corner of Interstate 49 and Y Highway. Menards Home Improvement has recently built a store adjacent to the Gateway Belton development on the South side of Y Highway. I- 49 carries in excess of 60,000 cars per day while Y Highway carries over 20,000 cars as well. A majority of Belton residents use this exit as its entrance and exit from the City. BELTON TOWN CENTER

Christie Development acquired 60 acres to develop for Home Depot, Target, Kohl’s and numerous outparcel users. They also developed two strip centers at Belton Town Center, one 15,000 square foot shopping center on the hard corner of 58 Hwy. and Mullen Rd. and one 26,000 square foot shopping center in phase 2. Belton Town Center has five restaurant pad sites. The pads are occupied by Ruby Tuesday’s, Longhorn Steakhouse, Hawaiian Bro’s, Applebee’s, Jose Peppers and the final pad was formerly occupied by Ruby Tuesdays.

AREA DESCRIPTION

Located in Northwest Cass County, the Belton/Raymore market offers AAA accredited schools in an idyllic suburban setting with close proximity and short drive time to the Kansas City metropolitan area. Belton has seen record growth levels over the past 10 years mainly attributed to its small town feel and first class schools. Several major roadways are nearby including Interstates 435, 70, 470, 49,  and Missouri Highway 58, all making for an easy commute and provides additional traffic/business to the area. The areas professional services sectors are strong. The industrial/manufacturing employment base is already strong and is expected to see rapid growth, mainly attributed to the conversion of the 1,400-acre former Richards-Gebaur Air Force Base into an international trade-processing center. Industries that provide employment in the area include health and social services, retail trade and professional, scientific, management, and administrative with a heavy focus on medical research and highly skilled laborers. Major employers include NSSA, ADESA, and the newly constructed 140 acre North Point Industrial project.
